The types of real
estate that are of interest to us
are as follows:
- Apartments
High-rise and garden apartments - Minimum of 200
units. Age - 1 to 15 years.
There will be exceptions, however, depending on
location .
- Shopping Centers,
Office Buildings and Industrial
No less than 100,000 feet, preferably larger. Triple A tenants are a
factor, but potential is our main focus.
- Hotels and Motels
Kindly submit all listings of 100 units or more.
- Location
We do buy in depressed areas that have a reasonable expectation of turning
around. Our real estate is scattered throughout the United States with
a high saturation in the East, West and Southwest. However, all
good locations will be considered.
- How We Buy
We like leverage. However, for the right deals, we will buy all cash.
Let us do the work of analyzing the deals. We may see something in a
property that you may not. Our cash flow criteria starts at 8% cash
on cash. Up to $100,000,000 cash is available.

deal, you can be assured, we will call within 24 hours of receiving
your package.
